Golf Course Homes: How To Find The Best Lot With The Least Chance of Stray Golf Balls



I have had this exact question many times.  The key is finding the best lot with the least chance a stray (or many stray) golf ball ends up in the back yard.  My answers are based on right-handed golfers, which are 90% or so of all golfers. In order, the safest locations are:

1.  Beside or behind the teeing area.  Even bad shots do not go backwards,

2. Behind the green. Also extremely safe. It is very rare to have a golf ball go far enough over a green to go out of bounds and into a yard.  A fence will also help here.

3. On the left side of the fairway more than 250 yards from the members' tee.  Bad golfers almost always miss their long tee shots right. However, close (short) to the green on the left does attract bad second shots.

4. On the right side of the fairway over 250 yards from the members' tees.  Again, houses close (short) to the green attract bad approach shots.

5.  On the left side of fairway under 200 yards form members' tees. Bad golfers do not hit long tee shots and sometimes pull their tee shots.

5. MOST dangerous are houses on the right side under 200 yards form the members' tees.  Bad golfers  most frequently slice their drives weakly to the right.



This questions shows the need of having a Realtor who is knowledgeable about golf. Sometimes, individual holes (especially par 3s) have yard hazards other than above. One method I use is to either play, or at least drive a golf cart around the course, with the client to give them detailed knowledge.
